Here are three main reasons why you should reconsider selling FSBO.
Something I’ve been hearing over and over again is that in our current crazy seller’s market, people are considering selling their homes themselves. Of course, you have that option, but here are the three facts I tell people when they bring that idea up to me:
1. The real estate industry has been around for 200 years. For two centuries, real estate agencies have been selling properties for homeowners the way we currently do. It’s been going on that long because it’s working for everyone.
2. 70% of For Sale By Owners (FSBOs) change their minds. Either the sellers decide to use a broker instead or choose not to sell altogether. In a hot market, that number may decrease to 50%, but in a cooler market, it may be as high as 90%. Year in, year out, in all of North America, the majority of people selling their own properties have a change of heart.
3. Brokers can sell your home for more money in less time. I’ve read articles that say houses sold by real estate professionals sell for an average of 15% more than FSBOs (for sale by owners). One of the main reasons for this is that buyers looking at FSBOs are only doing so to get a discount. About 90% of real estate advertising is done by brokers, so buyers have to have a good reason to discount 90% of listings and go with the 10% of FSBOs.
You can sell your house yourself, but if you want to get top dollar, sell in less time, and have all the legal protections real estate professionals bring, you should sell with a broker.
